🌿 Off‑Grid Use and Council Rules

Māori In Business acts as an agent.   Customers pay the supplier, freight, Customs GST, port fees, delivery, and insurance directly.

Our homes are designed as relocatable, off‑grid dwellings — perfect for personal land, Māori whenua, or papakāinga.

While many councils do not require building consent for off‑grid, relocatable homes, the rules can vary by region. We strongly recommend contacting your local council to confirm whether consent is needed for your situation.


Do I need extra protection for coastal builds?

Coastal Build Protection

Yes. Coastal air and sea spray can be tough on any whare, but with the right care your home will last for decades.

We recommend:

  • Adding our extra cladding package to fully cover the frame, or
  • Using marine‑grade paints and NZ cladding for ongoing protection

This is optional and up to each whānau — just like choosing cladding or finishes in any NZ build. Taking these steps is the best way to future‑proof your whare. 🌿

FAQs

Payments & Ownership

How do payments work?

  • A 50% deposit is required for the supplier to begin your build.
  • The remaining 50% must be paid before shipping.
  • The supplier will not release the whare until the final payment is received.
  • Deposits are non‑refundable once production has started.

What happens if I don’t pay the final balance?

  • The supplier will not release the whare.
  • It will remain at the factory until payment is made.
  • The supplier may resell the house if payment is not completed.
  • Any deposit may be forfeited by the supplier to cover production costs.

When does ownership transfer to me?

  • Ownership transfers directly from the supplier to you once full payment has been received.
  • From that point, the house is legally yours and all responsibility for insurance and care transfers to you.

Insurance & Shipping

Is insurance included?

  • Yes — the supplier provides insurance from the factory in China to the New Zealand port.
  • This covers shipping and transit only.
  • Once the whare reaches the NZ port or is uplifted for inland delivery, responsibility transfers to you.

Do I need extra insurance in New Zealand?

  • Yes.
  • You should arrange Buildings in Transit insurance to cover:
    • customs clearance
    • devanning
    • trucking
    • swing‑lift delivery
    • unloading and placement

What proof do I get that my whare has been shipped?   You will receive:

  • The official container seal number
  • A copy of the bill of lading

These confirm your whare has been shipped safely and securely.

Consent, Delivery & Site Prep

Do I need building consent?

  • Consent requirements vary by region, intended use, and site conditions.
  • Customers must confirm requirements with their local council before purchase and installation.

Who looks after delivery in New Zealand?   Our freight partners manage:

  • customs clearance
  • devanning
  • trucking
  • swing‑lift delivery

Delivery costs vary by location and will be confirmed once we have your address.

What do I need to prepare on my site?

  • All installation and setup must be completed by qualified tradespeople.
  • Customers are responsible for:
    • site preparation
    • anchoring
    • foundations
    • on‑site safety
